The moment you see water under the heater, the mind jumps to the worst case: the tank's gone, buy a new one. Sometimes that's true. But just as often the puddle is coming from a $12 valve or a fitting you can tighten with a wrench, and the tank has years left. Don't buy a new heater until you've found the source
A water heater has more places to leak than people expect, and most of them are not the tank. The steel tank is wrapped in a foam-insulated outer jacket, so a leak up near the top fittings can run down the inside of that jacket and appear at the floor — looking exactly like a tank failure when it's really a loose connection you can reach and fix. Work top to bottom, because water always travels down. The highest wet point is almost always the source.
Dry the whole tank and the floor
Wipe down the top fittings, the sides, the valves and the floor until everything is bone dry. Lay a few paper towels flat under the tank and around the base. Now you have a clean slate to see where fresh water appears first.
Check the top fittings
Look where the cold inlet and hot outlet pipes screw into the tank. A slow weep here runs straight down the outside or inside of the jacket and pools at the bottom. Feel the connections and the nipples with a dry finger or towel after a few minutes.
Follow the T&P valve and its tube
The temperature-and-pressure relief valve is on the top or upper side, with a tube running down toward the floor. If that tube's end is wet, the valve is discharging — a pressure or temperature issue, not a tank leak.
Inspect the drain valve
Near the floor is a spigot for draining the tank. These plastic valves love to seep. If the water starts here, it's the cheapest fix on the list.
Look under the jacket, last
If the top, the T&P and the drain are all dry but water still appears at the base seam, coming from beneath the outer shell, that's the inner tank. This is the one you can't fix.
The four fixable leaks
Three of the four common bottom leaks are parts you can replace or reseal yourself for pocket change. Here's what each one looks like and what it takes.
Drain valve seeping
The plastic drain valve at the base drips from the spout or around its threads. Often it's just not fully closed, or a bit of sediment is holding it open — try opening it briefly to flush, then closing firmly. T&P valve discharging
Water at the end of the discharge tube means the valve opened. A little after a hot cycle can be normal thermal expansion. Constant dripping points to high pressure (check for a failed expansion tank or a too-high setpoint) or a tired valve. A new T&P valve runs $12 to $20.
Loose inlet or outlet fitting

Not a leak at all. Cold incoming water chills the tank, and humid air condenses on it, dripping to the floor — common on gas units after a big draw. When it's the tank — and how you know
The inner tank is glass-lined steel. Over years the lining cracks, the steel rusts from the inside, and eventually it perforates. When that happens the leak comes from low on the tank, weeping out from under the outer jacket at the base, with no fitting or valve wet above it. Rust-colored water, a stain at the bottom seam, and a pool that keeps coming back after you dry it are the signatures.

The floor's wet but I can't tell where from — what now?
